About our Principal

Whilst many people find themselves in the property sector as a result of initially becoming an accidental landlord and/or seeking a complete change of direction in their life, our Principal James Gallagher comes from a background in the construction and corporate industries with a skillset perfectly aligned for the world of property.

From the rough and tumble world of construction management where missing time and cost targets has serious consequences, through to managing property acquisition agents, Town planners and conveyancing solicitors in the world of Telecoms network deployment (Vodafone and Telefonica O2),  plus Estate management dealing with commercial leases RICS surveyors and solicitors, through to a number of stints in the corporate world in UK (Tesco) and Australia (NBN) managing hybrid teams which require a delicate balance of influencing people across many departments.

Bringing these skills together with a degree in Civil Engineering and certification from the world Foremost Project management entity (Project Management Institute) combined with regular ongoing training and education from respected persons in the Property sector help our Principal keep at the forefront of property.

James also operates a boutique lettings business that focuses purely on HMOs, and provide unique points of differentiation to clients of Caledonia Lettings ,in terms of maximising rental income, minimising maintenance costs and importantly staying at all times compliant with the multitude of laws and Licensing requirements imposed on HMOs.
